How we calculate commission rates

What our numbers mean, where they come from, and what they don't cover.

Where the commission range comes from

Every suburb page features one agent: the paid AgentLink subscriber for that postcode. The commission range shown on that page is the rate that agent has provided to us, displayed with a 0.1 percentage point buffer added to each end.

Agents supply their rates as brackets by expected sale price (for example, a different range for sub-$1 million sales versus $2–3 million sales). The range we display is the bracket that covers common sale prices in the suburb.

Important limitation: this is a single agent's quote, not a market-wide average.

We don't poll every agency in a suburb, and we don't estimate rates from third-party sales data. The range tells you what one established local agent charges, which is a useful benchmark, but quotes from other agents in the same suburb can sit outside it. Commission is always negotiable under Australian Consumer Law, and we strongly recommend comparing at least two or three agents before signing an agency agreement.

What the figures include and exclude

  • Figures exclude GST unless the agent states otherwise.
  • They cover standard selling services only. Marketing packages, styling, photography and third-party costs are usually quoted separately.
  • They are quoted rates supplied by the agent, not commissions actually paid on completed sales.

Collection dates and updates

Rates currently shown on the suburb pages were collected from agents in September 2026. When an agent updates their rates, we refresh their page. We don't auto-refresh ranges on a fixed schedule, so a range can be older than today's date — the collection month is printed next to every commission range.

Reviews on suburb pages

Reviews are client testimonials supplied to us by the agent or collected during the agent's sign-up. The review count shown on a page matches the testimonials displayed on that page. We don't independently audit the underlying transaction for each testimonial, so treat them as the agent's supplied references rather than independently verified records. Reviews belong to the individual agent, not their agency.

How AgentLink makes money

The featured agent on each suburb page is a paid advertiser: agents subscribe to appear on our pages and receive leads. If you engage an agent through AgentLink, the agent may pay us a referral fee. This doesn't change what you pay the agent — their commission agreement is directly between you and them.

Featured placement is advertising, not an independent ranking. We don't claim featured agents are the best or top-performing in a suburb.

Suburb statistics

Population, median age and household figures come from the Australian Bureau of Statistics 2021 Census QuickStats. These update only when the ABS releases new census data.
